A roof certification is a signed letter describing a roof's age, materials, condition and estimated remaining years, supported by dated photos. In Toms River it usually comes up during a home sale or when an insurer takes a closer look at an older roof. If repairs are needed, we list them, and the letter follows once they're done. Call (732) 419-1462.
What the condition letter covers
Insurers and buyers want facts they can file, not opinions. Each letter we write is built from the same core list so nothing important is left out.
- Property address and the date of the inspection
- Roof covering type, such as architectural asphalt, three-tab, metal or flat membrane
- Number of roofing layers found
- Approximate age, based on records you provide and what we see on the roof
- Condition of shingles, flashing, vents, ridge and edges
- Any active leaks or signs of past water entry in the attic
- Our estimate of remaining useful life in years
- Repairs completed before the letter was written, if any
- Dated photos of each roof slope and the attic
Sale or insurance renewal: how the request differs
The roof gets the same inspection either way. What changes is who reads the letter and which details they care about most.
| Who's asking | What they usually want to see | Common sticking point |
|---|---|---|
| Buyer or buyer's attorney | Remaining life and any repairs needed before closing | Two layers of old shingles or a soft spot near a chimney |
| Mortgage lender or appraiser | Confirmation the roof has no active leaks and some useful life left | Visible damage noted in the appraisal photos |
| Homeowners insurance carrier | Roof age, covering type and overall condition | Roofs past about 15 to 20 years drawing extra scrutiny |
| Seller preparing to list | A clean letter to hand buyers up front | Small flashing or pipe boot issues a buyer's inspector would flag |
From the first call to a signed letter
On a roof in good shape, the whole process can wrap up within a few days. If repairs are needed, timing depends on the work and the weather.
Tell us the deadline
Closing dates and renewal notices don't wait. When you call, let us know who requested the letter and by when, and pass along any specific wording the insurer or attorney sent you.
Phone call, 10 minutesInspect roof and attic
We walk every slope where it's safe, check flashing, vents and edges, count layers at the eaves, and look at the underside of the deck in the attic for staining or past leaks.
About an hour on siteList what has to be fixed
If anything would keep us from writing a clean letter, you get a short written list with prices. Minor items like a cracked pipe boot can often be done that same day.
Same day or nextComplete the repairs
Repairs are photographed before and after so the letter can show them. Bigger items, like replacing a section of decking or a chimney flashing, get scheduled at the first dry window.

What roof certification usually costs
These 2026 ranges apply to most homes in Ocean County and southern Monmouth County. Repairs are always priced separately.
| Work | Typical range | What moves the number |
|---|---|---|
| Inspection and condition letter, single-family home | $245 to $435 | Roof size, pitch, attic access |
| Letter for a twin, townhouse or small multifamily roof | $285 to $520 | Number of units, shared roof sections |
| Rush letter for a closing within 72 hours | $335 to $575 | Scheduling, weather, report turnaround |
| Typical pre-letter repairs | $165 to $1,480 | Pipe boots, flashing, shingle replacement, small deck patch |
These ranges are a starting point, not a quote. You'll get the exact price on the phone before we visit.
Bring whatever paperwork you have on the roof
Old invoices, permit records and the shingle wrapper label left in the garage all help us pin down the roof's age and product. If the bundles said GAF Royal Sovereign, Owens Corning Oakridge or CertainTeed XT 25, for example, we can look up how that line was built and what its maker expected for service life. Without records, we estimate age from shingle style, granule wear and the nails at the eaves. The letter always says which method we used, so the reader knows how much weight to give that number.
When a roof can't honestly get a clean letter
Not every roof passes, and pretending otherwise helps nobody. If shingles are curling across whole slopes, granules have worn away to the mat, or the deck is soft in several places, we'll describe that plainly in the letter rather than stretch the estimate of remaining life. That protects you too, because a buyer's own inspector would likely find the same thing a week later.
In that case, you usually have two paths. Sellers can negotiate a credit with the buyer, using our written replacement price as a reference, or have a roof replacement done before closing. Homeowners facing an insurance renewal can ask the carrier how long they have to replace the roof and plan around that window.
For a roof that's simply older but sound, small fixes plus a maintenance tune-up often buy several more years and turn a hesitant letter into a solid one.
Why roof letters come up so often around Toms River
Ocean County has a busy resale market, with a steady flow of capes, ranches and split-levels from the 1950s through the 1980s changing hands, plus plenty of homes in active-adult communities. Many of those houses are on their second roof, and some still have a second layer laid over the first, which buyers and insurers both want to know about.
Insurance carriers serving the shore have grown more careful with older roofs because of wind exposure. Nor'easters and the occasional tropical storm strip shingles every year, and the barrier island and bayfront sections in places like Bay Shore take the brunt. Salt air also shortens the life of flashing and fasteners there. A letter that documents a sound roof with dated photos gives the carrier something concrete in place of guessing from the house's age on the tax record, and it gives sellers a clear answer to hand a buyer early in the deal.
