One township, three very different roofs
Where your Berkeley home sits changes what wears out first.
Bayside Bayville
East of Route 9, streets run toward Barnegat Bay and the Toms River. Open water means steady wind, so ridge caps, rake edges and siding on gable ends see the most damage after a nor'easter.
Holiday City and Silver Ridge Park
These age-restricted communities west of Route 9 are mostly single-story ranches built in phases. Roofs on the same street often come due together, and association rules shape color choices and work hours.
Pelican Island and South Seaside Park
Out by the Route 37 bridge and on the barrier island, homes take salt spray and ocean gusts. Many were raised after Sandy, so corrosion-resistant fasteners and high-wind installs are a must.
The pinelands side
Most of the township's land lies in the Pinelands National Reserve, and homes near the woods deal with needle-packed gutters and shaded, slow-drying shingles.
Living on Pelican Island or a lagoon street?
Salt air changes the material list. Plain steel drip edge and electro-galvanized nails rust within a few years near the bay, staining siding and loosening shingles. We use aluminum flashing, stainless or hot-dipped fasteners and shingle lines rated for high wind. Our article on roofing materials near salt water goes deeper, and if your home was raised, the guide to raised shore homes covers the extra steps. Call (732) 419-1462 to talk it through.
What we do most around Bayville and Holiday City
Berkeley's history shows up on its roofs. A 1920s resort scheme around Pinewald sold thousands of small lots, and much of the township filled in after the Parkway arrived, with exits 77 and 80 bringing steady building through the following decades. The result is a mix of small capes, ranches and two-story colonials in Bayville, plus the planned adult communities that make up Holiday City and Silver Ridge Park.
In the adult communities, our work is mostly complete reroofs on ranches, done in a day with careful cleanup and attention to the association's approved colors. In Bayville we see more storm repairs, chimney flashing leaks on older capes and vinyl siding that has faded or cracked. Near Cedar Creek and the bay, wind is the main enemy, and we nail every shingle to the manufacturer's high-wind pattern so the next storm has less to grab.
