We serve all of Belmar, from the riverfront near the marina to the ocean blocks and the streets off Route 35 and Route 71. Most Belmar calls are roof leaks, flat roof repairs over porches and additions, and siding replacement on older two-story homes and rentals. Call (732) 419-1462 around the clock.
Signs a Belmar roof still carries a storm-era patch
Temporary fixes from the years after Sandy are still out there. Look for these from the yard or the attic:
- Shingles in one area that don't line up in color or shape with the rest
- Thick black roofing cement smeared over flashing at walls or chimneys
- A strip of newer siding that stops partway across a wall
- Ceiling stains that dry out between storms, then come back
- Daylight or water marks on the attic sheathing near a vent
- Plywood or metal sheet nailed over a damaged section of the porch roof
- Gutters reattached with mismatched hangers or screws
How we fit a Belmar rental repair between tenants
Plenty of Belmar homes rent by the week or the season. When yours does, the schedule matters as much as the work.
Look while the house is empty
We set the first visit on a turnover day or in the off-season, inspect the roof, siding and gutters, and photograph what we find so you can see it from wherever you are.
About 1 hourPrice the must-do and the can-wait
You get a clear split between repairs that can't wait, such as an active leak, and work that can be scheduled for fall or spring when the town is quieter.
Within a few daysBook around your calendar
We fit short repairs into turnover windows and save tear-offs and re-siding for the months when nobody is renting. Your tenants won't find a dumpster in the driveway in July.
Your datesDo the work and leave it clean
We protect walkways, decks and outdoor showers, keep the street side tidy, sweep the yard with magnets and walk the finished job before the next group checks in.

River wind, ocean salt and close-set houses
Belmar started out in 1885 as the borough of Ocean Beach, and it still has many tall, narrow summer houses from its early decades, mixed with two-family homes, small apartment buildings and newer rebuilt houses. Lots are tight, so walls sit close to neighbors and roofs often step down to porches, sunrooms and rear additions with low-slope roofs.
Weather here comes from more than one direction. Wind pours in off the ocean on the east blocks, while homes along the Shark River catch gusts funneling in from the inlet and across the open water by the marina. Salt air corrodes fasteners and flashing everywhere in town. Low-slope roofs over additions see standing water after heavy rain, and that's where we find many of the leaks people call about.
What we fix most often in Belmar
A short list covers most of what our roofers do here.
Flat roofs over additions
We repair split seams and blisters, or replace the membrane outright. Our flat roof repair work includes fixing ponding and drainage, so water actually leaves the roof.
Re-siding older two-story homes
Tall walls with tired aluminum or early vinyl get new house wrap, flashing and siding. A full siding replacement is also when we find and fix rotted sheathing.
Leaks at walls and chimneys
Where a roof meets a taller wall or a chimney, we strip out old cement patches and install real step and counter flashing that lasts through many storm seasons.
Gutters on tight lots
Downspouts on narrow lots often dump water onto a neighbor's path or against a foundation. We reroute them, add extensions where needed, and make sure roof water goes somewhere useful.
